VA Mortgage Programs

VA loans across Iowa, with 0 money down for those who served.

Mortgages for Veterans with no down payment, no monthly mortgage insurance and great interest rates for our country's heroes. We handle the paperwork, from your Certificate of Eligibility to the closing table.

Thank you for your service.

The VA home loan benefit is one of the strongest in American lending, and one of the most underused. Many eligible Iowa Veterans never use it, often because they assume it is complicated. It is not, when someone walks you through it.

Why the VA loan is so powerful

The VA guarantees part of every VA loan, which lowers the lender's risk. That guarantee is what makes these benefits possible together.

  • 0 money down

Eligible borrowers with full entitlement can finance 100% of the purchase price.

  • No monthly mortgage insurance

That alone can save a hundred dollars or more every month compared with other low down payment loans.

  • Great interest rates

VA rates are often among the most competitive available on any home loan.

  • Limits on closing costs

The VA restricts the fees a Veteran can be charged, and sellers can contribute toward the rest.

  • Reusable benefit

Use it again for a future home. Entitlement can often be restored after you sell and pay off the loan.

  • No prepayment penalty

Pay extra or pay the loan off early whenever you want, without a fee.

Who is eligible for a VA home loan

Eligibility is based on your length and type of service. Active duty members, Veterans, many members of the National Guard and Reserves, and certain surviving spouses can qualify. The table below shows the general service requirements. If your situation does not fit neatly, call us. Discharge type, service-connected disability and other details can change the answer.

General VA service requirements
FeatureGeneral minimum service
Currently on active duty90 continuous days
Veteran who served during wartime90 days of active service
Veteran who served during peacetime181 days of active service
National Guard or Reserves6 years of service, or 90 days of qualifying active duty
Surviving spouseEligible in certain cases, such as a service-connected death

The VA funding fee, explained simply

Instead of charging monthly mortgage insurance, the VA collects a one-time funding fee on most loans. It helps keep the program running for future Veterans. The fee depends on your down payment and whether this is your first time using the benefit, and it can usually be financed into the loan so you do not pay it in cash.

How a VA purchase works with us

  1. 1

We request your Certificate of Eligibility

Usually done electronically in minutes. It confirms your entitlement to the lender.

  2. 2

    Pre-approval with real numbers

We review income, credit and residual income, then issue a pre-approval your agent can use.

  3. 3

    VA appraisal

A VA appraiser confirms the value and that the home meets minimum property requirements for safety and soundness.

  4. 4

    Close with nothing down

Sellers can contribute toward your closing costs, and many Veterans bring very little cash to closing.

Already have a VA loan? Ask about an IRRRL

The VA Interest Rate Reduction Refinance Loan, often called a VA IRRRL or VA streamline, is designed to lower the rate on an existing VA loan with minimal paperwork and often without an appraisal. Veterans with equity may also qualify for a VA cash-out refinance to pay off debt or fund home improvements. See our refinance options for more.
