What USDA offers Iowa buyers
Iowa is a state of small towns, and the USDA Rural Development program was built for them. The Guaranteed Rural Housing loan is a federally backed mortgage that lets low to moderate income households buy a home in an eligible area with no down payment at all.
Many buyers assume USDA means a farm. It does not. Plenty of ordinary neighborhoods in smaller Iowa communities, and some areas just outside the city limits of larger metros, fall inside the eligible map. If you are open to a short commute, USDA can turn a home that seemed out of reach into one with a payment close to your rent.
- 100% financing with no down payment required
- Lower ongoing mortgage insurance cost than FHA in most cases
- Competitive 30-year fixed interest rates
- Sellers can contribute toward your closing costs
- Gift funds allowed for closing costs
- Works alongside the IMS Homebuyer Grant Program
USDA fees compared with FHA
Both programs charge for the government backing that makes a low down payment possible. USDA usually costs less each month.

Understanding the income limit
USDA is meant for households with low to moderate income, and it counts the income of every adult who will live in the home, not just the people on the loan. The cap depends on your county and family size, and many working Iowa families fall well under it. If your number is close, allowable deductions for dependents, childcare and certain medical costs can bring it down. We run that math for you before you start house hunting.
A broker's advantage with USDA
Not every lender offers USDA loans, and the ones that do apply their own credit rules on top of the program's. Because we work with multiple lenders, we can place your loan with the one best suited to your credit and timeline instead of hoping a single bank says yes.
USDA loan requirements
- Property located in a USDA-eligible area
- Household income within the limit for your county and family size
- Credit scores as low as 580 considered, with faster automated approval at higher scores
- Stable, documented income, generally for the past two years
- The home will be your primary residence
- Modest home that passes the appraisal
